Purchase without buyer's broker fee in Bavaria €300,000 price, 3.5% tax, 0% buyer's broker fee, assumed 2% notary/land register and €60,000 equity.
Result: Ancillary costs €16,500, total capital €316,500 and financing need €256,500.

FAQ
Frequently asked questions Which purchase costs are included? Transfer tax, the entered buyer's broker fee, an adjustable notary and land-register assumption, and entered other costs.
Where does the transfer tax come from? It is calculated from the same central state table as the transfer tax calculator.
Are notary and land-register costs a fixed percentage? No. The percentage is an adjustable planning assumption. Actual fees depend on transaction values, activities and statutory fee law.
Is the broker fee always fixed by law? No. The input is only the agreed share borne by the buyer. Amount, scope and allocation depend on the contract and applicable rules.
How are broker costs divided? For purchases covered by sections 656c and 656d BGB, rules apply to equal commitments or passing on costs. Not every property purchase is covered.
How is equity used? Entered equity is deducted from total capital required. A negative financing need is limited to zero.
What do the equity and ancillary-cost ratios mean? The equity ratio uses total capital; the ancillary-cost ratio uses the purchase price. Both are planning indicators.
What belongs in other costs? Only additional purchase or financing costs you have identified. Renovation, moving and reserves should not be mixed in unnoticed.
Is the total binding? No. The tax assessment, notary and court invoices, broker contract and actual extra costs may differ.
Does this replace financing or legal advice? No. It is a simplified budget overview for a property purchase.
